Mexico City listings: headline figures versus the street-level picture

I’m trying to decide whether my Mexico City notes reflect a genuinely slow segment or simply a misleading sample. I’m looking at mostly townhouses listed between MX$3,240,000 and MX$4,860,000, with a typical listing having been visible for 112 days.

My first thought was that transaction fees might explain some of the gap between quick sales and stale stock, but that now feels too simple. The older listings could instead be overpriced, repeatedly withdrawn and relisted, in poorer condition, or attracting buyers who struggle to secure financing. Neighbourhood boundaries may also be distorting the comparison.

For people following this market closely: what have recent completed sales looked like relative to asking prices, and when are sellers usually making price cuts? It would also help to know whether new-listing volume or withdrawn stock has changed, and whether motivated sellers are behaving differently from those who can wait.
