Local discussion gives useful context, but I’m not convinced it should come before completed-price evidence. Hello from Manchester—I’m a developer currently spending much of my property-reading time on student housing, including purchase costs, management assumptions and renovation budgets.
I’d like to understand how different markets test listing prices against actual transactions rather than relying on local impressions alone. For a United Kingdom starting point, should I first build a small set of completed sales and then take the anomalies to the local board? I’m also interested in which beginner threads are most useful for separating individual units, shared houses and larger student developments.
