After several rejected offers and a longer document process than expected, I finally completed the purchase of a property in Los Angeles.

Two lessons stand out. First, cash needed after closing is not spare cash: vacancy, repairs, moving coordination and unexpected fees can arrive together. Second, once an offer is accepted, ask exactly who owns each next step and when it must happen. The final document week made that especially clear, because lender timing and other dependencies can quickly affect the schedule.

The rejected offers were useful too. They helped sharpen my decisions rather than being wasted effort, while inspection findings showed why a repair reserve matters even when a deal is close to completion.
