Anyone.com's direct-sale option raises a practical comparison: what would an owner need to know to weigh lower service costs against the work and pricing decisions they take on?

Use a hypothetical property rather than somebody else's advertised savings. What belongs in the comparison besides the agent's fee?
 
Photography, preparation, paid promotion if any, and the time spent managing enquiries. A route can still be attractive after counting those costs, but they shouldn't disappear from the comparison.
 
The sale price is the awkward unknown. You can't observe what the same home would have sold for through the alternative route at the same time. I'd be cautious about presenting either approach as guaranteed to leave you better off.
 
So show a few possible outcomes instead of one confident answer. That would make the trade-off much more useful to a seller.
