London duplex valuation at £538,200: what should the quoted fee actually cover?

I am deciding whether to commission a valuation now or wait until the scope is clearer for a London duplex priced around £538,200. Services using the word “valuation” seem to range from a figure and introduction to negotiation and document coordination.

What should the written quote specify about turnaround, total fees, local comparable evidence and support after an offer? I also want to know who stays accountable through to completion rather than passing queries between firms. Concrete UK examples of what is normally included or excluded would help.
 
I would wait for a written, itemised scope, but not for a promise that one provider will handle everything. Ask whether the fee covers an inspection or only a desktop opinion, the comparable evidence, delivery date, follow-up questions, negotiation and document chasing. Get exclusions and any extra charges in writing too.

One missing fact is tenure: is this duplex freehold, leasehold or something else? That can change which documents and specialists matter. Also separate the independent valuation evidence from sales support; a responsive coordinator is useful, but it does not make the valuation itself more reliable.
