Lima condos: does the 8.4% price movement mean much?

I pulled a small sample of Lima condos marketed between PEN 4,050,000 and PEN 6,075,000. It shows price movement of 8.4% and median marketing time around 102 days, but differences in property condition make the picture fairly noisy.

Before I respond, I’m trying to work out whether energy performance genuinely affects negotiations at this level or whether buyers simply reject a weaker property and move to the next listing. Recent completed sales would be more persuasive than asking prices, particularly if anyone can distinguish early price cuts from stock that was eventually withdrawn.

How are people seeing this play out across Lima neighbourhoods? It would help to know whether the main drivers are condition, buyer financing, seller motivation or changes in new-listing volume—and where you would draw the neighbourhood boundaries when comparing properties.
