Vacant homes seem to follow a different pattern from occupied ones. The sample is too narrow for me to call that a market change, and condition or seller circumstances could easily account for it.
My tentative approach is to use nearby completed transactions when there are genuinely comparable homes. Where those are scarce, I would instead track listing additions, removals and the dates of reductions. How narrowly would others define the area, and what property-condition details would you record before treating the vacancy pattern as meaningful?
