Joining from Miami and learning about villas

Getting the early assumptions wrong could distort every property comparison I make, so I’m trying to learn the process before becoming attached to a listing. Hello from Miami. I’m a first-time buyer interested mainly in villas, full purchase costs, and how sale results differ from advertised figures.

I’d like to study other markets as well as the United States, but I’m unsure where to start here. Would the Miami or North America board give me the best foundation, or should I first work through the beginner discussions and legal checklists? I’m also looking for a sensible way to model financing, renovation and ongoing costs alongside market data.
 
Welcome. I’d start with the local board, because national discussions can hide big differences between cities and even neighbourhoods. When comparing listings with completed prices, keep property condition and timing in view; otherwise the apparent discount may be misleading. Are you considering a home for yourself or an investment? That changes whether mortgage comparisons, property management, or renovation costs deserve attention first.
 
I’d put the first-purchase and legal-checklist discussions ahead of market data. Price comparisons are useful, but they can create false confidence if you have not modelled the full transaction cost or understood what needs checking before purchase. Then build a simple comparison sheet for asking price, completed price, financing, likely renovation, and ongoing costs. Use local data for decisions and cross-market threads mainly to improve your questions.
