The June 2025 Johannesburg condo snapshot is due for publication, but I am inclined to label it provisional rather than present a timely sample as a settled market result.

The draft reports 77 days on market, asking-price movement of +3.8% and apparent financing sensitivity around ZAR 21,840,000. These figures are not an official index. A simple change in inventory could produce the same pattern: for example, more high-priced condos entering the sample could lift the average asking figure even if no existing listing increased its price.

Before revising it, I want to separate property types and neighbourhoods, define the observation period, and check changes in available stock against completed sales. Contributions should include a source where possible; otherwise they need to be identified as local observations. The published version should also state its revision date so readers can see which figures remain provisional.
 
I would keep it provisional until the sample is defined. Is the 77 days a mean or median, and does it include withdrawn listings? Also, is +3.8% month-on-month, year-on-year, or a change within the current asking-price sample? A price-band and neighbourhood split would help show whether one part of the condo market is driving all three figures.
 
I’d go further: a single Johannesburg number may be misleading even after those definitions are added. Property-type mix and changing inventory can move the snapshot without individual condos becoming easier or harder to sell. For the next revision, publish the observation window, listing count, price bands, neighbourhood groups and revision date. Keep asking-price data separate from completed sales rather than blending them into one headline.
