Is Funda useful for comparing new-build flats in Auckland?

I’m looking for a new-build flat in Auckland and deciding whether Funda is useful enough to include in my search. The energy label is important to me, but so are listing freshness, duplicate control and consistent floor-area figures. I’d also want accurate map pins and a clear explanation of what happens after contacting an advertiser. Has anyone compared its mobile filters, alerts, price history or sold-record links with other portals?
 
For Auckland, I wouldn’t make it the main search tool without first confirming that it has meaningful local coverage. A polished listing is little help if the status is stale or the same development appears several times. Pick five flats you can find elsewhere, then compare their availability, floor area and pin locations on Funda before setting up alerts.
 
When you say floor area, do you need internal space only, or a total that may include a balcony or other areas? New-build listings can look inconsistent because the fields are not necessarily describing the same thing. I’d ask each advertiser what the number includes rather than trusting the comparison table.
 
I’m less concerned about duplicate listings than Lin is. Several entries can represent different units, layouts or sales agents within one development. Automatically merging them might hide useful differences. The real problem is whether each entry clearly identifies the unit, area definition, price basis and last update. Map pins also deserve caution if they point to a sales office rather than the building site.
 
Fair distinction. Nadia could make a small comparison sheet with development, unit number, internal area, balcony area, advertised price, update date and contact outcome. That would reveal genuine variants versus duplicates. I’d test saved-search alerts on both desktop and mobile too: if sold or unavailable flats keep returning, the portal should remain a secondary discovery tool rather than the record you rely on.
