How do I compare three Dublin agents when their fees cover different work?

I have three proposals for selling a coastal home in Dublin. The fee gap is meaningful, but the services are not comparable: one includes photography and negotiation, while another charges separately for nearly everything once the listing is live.

What questions best reveal real value—recent results with similar coastal homes, availability, buyer qualification, offer handling, fall-through support, or who manages the file after agreement? I want to compare the likely total cost and service, not just the headline fee.
 
Put all three into the same cost table first. Ask whether the fee is fixed or percentage-based, exactly what the photography package includes, which later charges are optional, and what is still payable if the sale falls through. Then ask each agent to describe how offers are recorded, communicated and negotiated. Vague answers there would concern me more than a modest fee difference.
 
Are you dealing with the person who valued the home, or will the file move to someone else after instruction? Get the named contact for viewings, negotiations and the period after agreement. Also ask what response time they commit to when you or a buyer calls. “Available” can mean very different things.
 
One caveat to the cost-table approach: two photography packages can look equivalent on paper but produce very different presentations, especially for a coastal property where exterior conditions matter. I would ask to see recent comparable listings and learn who chooses the images and description. Likewise, “buyer qualification” needs defining—ask what they actually establish before arranging viewings or treating an offer as credible.
 
I’d send each agent the same short list and request written answers: full fee basis, included photography, extra charges, named contact, viewing coverage, response times, buyer qualification, offer reporting, support after a fall-through, and any conflicts they would disclose. That should expose both omissions and differences in clarity. Recent results are useful, but ask how those homes compare with yours rather than relying on a general list of Dublin sales.
