How do I compare three Boston selling proposals with different inclusions?

I have checked three proposals for selling my Boston apartment, but I still cannot tell which one offers the best value. Their fees differ materially, and so do the inclusions: photography and offer negotiation are bundled in one proposal, while several routine tasks are add-ons in another.

Would you start by comparing recent comparable sales, response times or the way buyers are qualified? I also want to know who presents offers, who handles the file after an agreement and what support remains if a deal collapses. My instinct is to price every likely extra and compare estimated totals, rather than rely on the advertised fee, but I may be overlooking service quality that is harder to cost.
 
Build the total-cost comparison, but attach names and deliverables to it. Ask who takes the photos, who answers buyer-agent questions, who presents offers, and who stays involved if the first agreement falls through. “Negotiation included” means little unless the named contact is available when offers arrive. I’d also ask each agent to disclose any potential conflict and explain how buyers will be qualified.
 
I’d challenge putting too much weight on recent results unless the apartments and circumstances were genuinely comparable. A higher fee can still be poor value, while a stripped-down proposal may work if you are comfortable coordinating extras yourself.

Send all three the same short scenario: two offers arrive close together, one stronger on price and one apparently stronger on terms. Ask who calls you, how quickly, what information they obtain, and what happens next. Their answers should make the service differences much clearer than the brochures.
