The 1,610 sq ft figure changed my view because it is unusually large for a Birmingham 1-bed condo and may make simple comparisons misleading. The asking price is £132,600, it has been listed for 38 days, and the condition is average.

What closing price would you guess? Give one figure and two reasons. I would weigh a verified floor area and nearby completed sale first; if those are unavailable, local supply, any earlier price reduction and the time on market become more important.
 
£125,000. My two facts are the 38 days on market and average condition. Neither proves the seller will accept less, but together they make a clean offer below asking look plausible.
