Guess the closing price: 2-bed detached home asking $915,000

Detached home in the local market: 2 bedrooms, 2,310 sq ft, asking $915,000, average condition and 15 days on market. My guess is $895,000, driven by the condition and the low bedroom count for that floor area. Closest estimate gets imaginary bragging rights—post one number and the two facts carrying the most weight. Treat transaction fees separately from the sale price.

$905,000. Fifteen days is not long enough to suggest the seller is under pressure, while average condition gives a buyer some basis to negotiate below asking.

I’m lower at $865,000. The 2-bedroom layout may narrow the buyer pool despite the 2,310 sq ft, and average condition makes the asking price harder to defend. Was the home originally listed at $915,000, or has there already been a price reduction? One nearby completed sale would also make these guesses much less speculative.

$915,000. I disagree that two bedrooms automatically justify a large discount—the floor area could matter more to the right buyer. My two factors are the substantial 2,310 sq ft and the short 15-day marketing period. For the final comparison, record any later reduction and use the completed sale price without buyer or seller transaction fees, since those can vary in the local jurisdiction.
