Some tenants will prioritise a furnished home, while others will only consider an empty one, so I would rather establish that requirement early than assume either approach. This Tokyo townhouse has three bedrooms, is approximately 190 m² and is offered at ¥882,600 per month.

The deposit, any charges included with the rent and the available move-in timing still need to be agreed in the lease. I am seeking a responsible long-term tenant and welcome questions about condition, transport and running costs, including how maintenance requests would be handled. When enquiring, please give your preferred move date and lease length, along with any furnishing or pet requirements.

Is ¥882,600 the base rent, or does it already include any building or maintenance charges? An outline of what the tenant pays separately—especially utilities—would make the monthly total much easier to assess.

I’d also need the nearest station and approximate walking time before considering it. Is the townhouse furnished, partly furnished or empty? Please clarify the pet terms and whether there is a minimum lease length.

I think too much is being left to the final lease terms. Negotiable details are understandable, but prospective tenants still need a starting point for the deposit and included charges. It would also help to explain who handles maintenance requests and what kinds of repairs fall to the tenant.

Agreed that a basic cost breakdown should come first, though transport may be the deciding factor in Tokyo. A concise reply covering deposit, charges, utilities, furnishing, pets, lease length, nearest station and available move-in window would answer nearly everything raised so far.
