[For rent] 3-bed country home in Singapore — S$7,286/month

My preference is to find someone who wants a stable, longer tenancy, although the move-in timing and detailed terms still need to suit both sides. The property is a three-bedroom country home in Singapore, about 105 m², offered at S$7,286 a month.

If interested, please state your proposed start date and any requirements concerning furniture or pets. The deposit, included charges, utilities and lease period should all be confirmed in the final agreement rather than inferred from the monthly rent. You are also welcome to ask about transport, current condition, running costs and how maintenance requests would be handled before arranging a viewing.

Before arranging a viewing, could you clarify whether it is furnished and what lease length you prefer? It would also help to know the deposit being considered, whether pets are negotiable, and which charges—if any—are included in the S$7,286 monthly rent.

The specific area within Singapore is the biggest missing detail for me. “Country home” suggests a particular setting, but transport time can change the practical value considerably. Is public transport nearby, and are utilities billed directly to the tenant or passed through by the landlord?

I wouldn’t try to settle every term before seeing the condition of the property. Exact location, furnishing and transport should come first; deposit and lease length can then be discussed together. That said, the listing should explain who handles routine maintenance and how repair requests are reported, especially for a long tenancy.

A viewing still makes sense, but at S$7,286 per month I would want the recurring costs outlined beforehand. A useful response from the owner would separate rent, included charges, utilities and tenant-paid maintenance, then state the earliest possible move-in date. That lets people decide whether a viewing is worthwhile rather than negotiating blind.

Thanks; these are fair requests. I’ll make sure prospective tenants receive the location and transport details, furnishing position, utility arrangements, pet terms, maintenance process and a clear breakdown of any included charges before being asked to commit.

When making contact, please send your proposed move date, preferred lease length and any furnishing or pet requirements. I can then confirm which terms are workable and what deposit would apply before arranging a viewing.
