I would rather agree a workable long-term lease than impose one rigid package, although prospective tenants will understandably want the main costs settled before deciding. The property is a 1-bed villa in Riyadh of approximately 105 m², offered at SAR 23,980 per month.

Please include your proposed move date when enquiring. The lease discussion will need to confirm the term, payment schedule, deposit and the charges covered by the rent. Prospective tenants can also ask for confirmation of the furnishing status, utility billing, current condition, transport options and the process for reporting maintenance issues. The preferred start date can then be agreed alongside the final lease terms.

Is the villa furnished, partly furnished or empty? I’d also need to know which charges are included in the SAR 23,980 and how utilities are billed. Would a move roughly four weeks after agreeing the lease be considered?

What lease length counts as long term here, and what payment schedule would you accept? The monthly figure is clear, but a prospective tenant also needs the deposit and total amount due before moving in.

Could you clarify the pet terms and whether there is any private outdoor space? Furnishing matters to me too, especially whether the main appliances are provided.

Before discussing furniture, I think the district and transport options are the bigger missing details. Riyadh is too broad for judging whether the rent and commute make sense. Is parking available, and how far is the villa from useful transport connections?

I agree that the exact area is essential, although condition could materially change the picture as well. It would help to have a simple breakdown covering furnishing, utilities, parking, deposit and any recurring charges. Without that, SAR 23,980 per month is difficult to assess as a complete housing cost.

The landlord has reasonably asked people to state a move date, but tenants will need the other basics before making a serious proposal. I’d add maintenance to the list: who should be contacted when something fails, what response arrangement is offered, and how are routine maintenance costs divided under the lease?

Can an in-person viewing be arranged before lease terms are discussed? I’d want to inspect the villa’s current condition and ask about noise, access and nearby services rather than relying only on the floor area. It would also be useful to know the earliest realistic move-in date.

A practical enquiry could include the proposed move date, desired lease length, furnishing requirement and whether there are pets. In return, the owner could confirm the district, viewing arrangements, deposit, payment schedule, included charges, utility billing and maintenance process. That should quickly show whether both sides are discussing compatible terms.
