I can stretch to the €1,076,000 asking level and retain about €28,520, or search below that level and accept fewer suitable options. Neither choice feels straightforward: the first leaves limited room for surprises, while the second may rule out the 3-bed coastal home I want.

I’m based in Utrecht and the regular mortgage amount looks manageable. It is the cash flow around completion that concerns me. How much would you keep untouched after allowing for the move, the first mortgage payment, possible service charges and inspection work that cannot be delayed? Furniture can be basic for a while, but I do not want an ordinary repair to force borrowing.
 
€28,520 is only a comfortable remainder if the near-term bills have already been taken out of it. Put dates and likely amounts against the move, first mortgage payment, insurance excess, service charges and urgent inspection findings. Then decide how much of the balance must remain untouched.

Furniture is the easiest part to stage. If those fixed items leave too little emergency cash, that points to reducing the purchase budget rather than trying to trim every category equally.
 
The missing detail is what “ordinary first-year work” might mean. Cosmetic jobs can wait, but moisture, roofing, heating or coastal exposure could change the calculation quickly. I’d be cautious about viewing €28,520 as four separate spending pots before the inspection. At this purchase price, the same amount may feel comfortable or thin depending on the property’s condition.
 
I partly disagree that you need to estimate every possible repair now; that can become an endless list. Use the inspection to split findings into urgent, within a year and optional. Then obtain rough costs for the urgent group, confirm whether service charges apply, and map the dates of the first mortgage payment, insurance and move. If the remaining untouched emergency fund feels too small after that exercise, lower the offer range rather than cutting it to furnish immediately.
