First-time buyer in Milan: how much cash buffer after closing?

I’m considering a 5-bed country home around Milan priced at roughly €874,000. After the deposit and estimated closing costs, I’d have about €34,960 in cash left.

My concern is that an inspection may uncover ordinary first-year work—not necessarily a deal-breaker, but enough that moving costs, immediate repairs and furniture could quickly eat into the buffer. I also want to allow for insurance excess, any service charges and the timing of the first mortgage payment rather than treating the whole amount as available for renovations.

How would you divide €34,960 between an emergency fund, moving, urgent repairs and furniture? Would that feel too thin for a property of this size, and which inspection findings would make you lower the offer or buy below your maximum?
