Dubai property transactions: where do the surprises usually arise?

A surprisingly common source of delay in Dubai transactions is not finance itself, but confusion over who is responsible for producing the next document. Seeing that made me pay much more attention to ownership of each step rather than just the headline timetable.

I work around the local property market and thought it would be useful to have a practical question thread covering pricing evidence, negotiating limits, insurance, finance timing and coordination between the parties. Please include the property type and jurisdiction when asking, as the answer can change with both.

I will be clear about what comes from personal observation and what belongs within a regulated professional’s remit. Anyone contributing who has a commercial interest in the outcome should disclose it. It would also help to keep borrowing capacity separate from valuation: being able to finance a price does not make it the right negotiating limit.
 
For a financed Dubai property purchase, where does the timeline most often become unclear? Is it usually the buyer misunderstanding how long finance takes, or different professionals assuming somebody else owns the next document? It would be useful to know what dates and responsibilities should be written down at the start, without turning that into a promise that every transaction will follow the same schedule.
 
I’d be cautious about naming one usual point of failure, because the answer will depend on the property and the parties involved. A practical start would be one shared list showing each document, who must provide it, and the date on which another step depends on it.

I’d add two questions: what falls inside the mortgage adviser’s remit, and does anyone involved have a financial interest that should be disclosed? Buyers should also keep pricing evidence separate from financing capacity—the maximum available budget does not establish the property’s value or the sensible negotiating limit.
