I’m deciding whether this February 2026 Doha snapshot is solid enough to present as a city-level view or should remain a country-home-focused discussion sample. Current indications are 42 days on market, asking-price movement of +7.9%, and visible financing sensitivity around QAR 1,802,000. These are not an official index. Please add completed-sale evidence, inventory changes and neighbourhood differences, with links or clearly labelled on-the-ground observations. I’ll revise the summary as evidence comes in.
 
I would keep it labelled as a limited sample for now. The +7.9% figure is difficult to interpret without knowing the comparison period, sample size, price-band mix and whether the same homes were tracked. Completed sales would be more persuasive than asking-price changes, especially around QAR 1,802,000.
 
One more definition needed: does 42 days mean time from first listing to completion, or simply the age of active listings? Withdrawals, relistings and price reductions could make those very different measures. A property-type split would also help, even within the country-home sample.
 
I slightly disagree that it must wait for completed-sale data to be useful. A clearly labelled asking-market pulse can still show seller behaviour; it just cannot establish achieved-price growth. The bigger risk is presenting one Doha number when neighbourhood and inventory shifts may be driving it. If more stock appeared in a higher price band, both the +7.9% movement and apparent financing sensitivity could be compositional.
 
A practical update would be a small table showing each figure, its definition, observation period, neighbourhood coverage, property-type mix and evidence type. Freeze the original February 2026 figures, then add a revision date beside later changes rather than silently replacing them. For inventory, compare like with like: the same areas, property types and price bands used for the asking-price calculation.
