Defining a useful renovation planning scope for a Mumbai studio

I’m comparing renovation planning services for a Mumbai studio priced around ₹67,640,000, but the offers are difficult to compare. Some providers include negotiation and document coordination; others make an introduction and then step away.

What should reasonably be included: response times, itemised fees, local expertise, renovation feasibility, coordination between offer and closing, and a named person accountable throughout? I’d appreciate specific India-focused examples of scope and process rather than a sales pitch.
 
At that price, I would insist on a written scope separating property acquisition support from renovation planning. It should say who assesses feasibility, prepares the cost and work outline, coordinates relevant specialists, records decisions, and follows up before closing. Negotiation or document coordination should be listed and priced separately if included. “Introduction to partners” is not the same as managing them.
 
The missing fact is what renovation you intend. Cosmetic work is very different from changing walls, plumbing or electrical layouts. Ask each provider who identifies permissions or building-society requirements and what happens if the proposed design cannot proceed.

Also request anonymised examples of schedules, fee breakdowns and progress reports. Those are better evidence of an organised process than a promise of “local expertise.”
 
I partly disagree that a broad end-to-end service is automatically preferable. Combining negotiation, closing coordination and renovation planning can blur accountability if nobody states where one role ends. A narrower specialist may be better, provided the handovers are explicit.

Response commitments should also be concrete: acknowledgement time, time to escalate an urgent issue, and who substitutes if the named contact is unavailable. The contract should explain cancellation fees and payment consequences if the purchase or renovation does not proceed.
 
Send every provider the same one-page request: intended work, property stage, required deliverables, exclusions, itemised fees, named contact, response deadlines and documents you will receive. Ask for a step-by-step trail from offer to closing and then into renovation.

Before paying, decide the fallback: who keeps the drawings, estimates and correspondence if the provider withdraws, and can another coordinator continue from that material? That answer will reveal whether you are buying a durable plan or merely access to introductions.
