Copenhagen villa snapshot for June 2026: what evidence should we add?

The June 2026 figures suggest a softer Copenhagen villa market, but I am concerned that the sample may be mixing unlike properties. The working numbers are 57 days on market, a 1.1% decline in asking prices and apparent financing sensitivity around DKK 6,028,000.

I would like to keep only figures that can be defined and checked. If anyone has completed-sale evidence, inventory movements or neighbourhood-level splits, please include where the information came from, when it was updated and what properties were counted. Local observations are useful too, provided they are identified as observations rather than market-wide measures.
 
I would retain them only as provisional figures. Before comparing the -1.1% with completed sales, define whether it measures changes to asking prices on active listings or the gap between original asking prices and final prices. Those answer different questions. The 57 days also needs a rule for relisted villas, otherwise withdrawn and reposted homes could make the market look faster than it is.
 
What exactly sits inside the DKK 6,028,000 group? If that figure is a median across all Copenhagen villas, a shift in the mix of cheaper and more expensive listings could look like financing sensitivity even when prices within each band are stable. A neighbourhood split and two or three price bands would make the observation much more useful.
 
I’m not convinced neighbourhood splits should come first. With a small villa sample, dividing Copenhagen further may create noisy figures that look precise. Start by publishing the sample size, property-type definition, active-versus-sold counts and the dates the data were collected. Then add neighbourhood detail only where there are enough comparable properties.
 
A practical table could have one row per observation period and columns for active inventory, new listings, completed sales, median asking price, any asking-price adjustment, and time on market. Add separate fields for price band, neighbourhood, source link and revision date. That would address daan’s concern about definitions while still allowing aarav’s mix question to be tested rather than assumed.
