Comparing agent fees and actual service for a €335,800 Rome apartment

The lowest quote stopped looking cheapest once I noticed how much work had been left out.

This is for a serviced apartment in Rome with an expected sale price near €335,800. I want to compare the proposals by deliverables rather than headline fees. For photography, I could ask about image count, editing, floor plans and what happens if the first set is unsuitable. For offers, I want the named person responsible, response times and the steps taken if a buyer pulls out.

Would recent comparable completions and a written task list be enough to test the claims? I also plan to ask each agent to disclose referral arrangements or other conflicts before I appoint anyone.
 
First make every agent express the fee on the same basis: what amount it is calculated on, what is included, and which services could become extra charges. Then ask for a written responsibility list from photography through closing. “Coordination” is vague; a useful answer identifies the named contact, what that person does when an offer arrives, and who follows up if the transaction stalls.
 
What exactly does “photography included” mean in the expensive proposal? Number of images, preparation of the apartment, editing, floor plan, and replacement photos if the first set is poor can all change the value. I’d also ask whether buyer qualification means merely collecting contact details or asking buyers about readiness and financing before arranging viewings.
 
I wouldn’t put much weight on a claimed fall-through rate by itself. Agents may define a fall-through differently, and a low figure could reflect cautious selection rather than better recovery when trouble starts. Ask each one to walk through the same scenario: an accepted offer begins to wobble—who contacts whom, how quickly, and what remains within the quoted fee? The clarity of the answer may be more useful than one headline number.
 
Also compare the offer process and conflicts. Will every offer be passed to you promptly and in writing? Who records negotiations, and is the person pitching for the listing still your contact afterward? Ask them to disclose whether they could represent or receive payment from another party in the transaction. Put the answers into a simple table, then compare the extra fee with the specific tasks and accountability it adds.
