Closing-cost field for market board threads

A few older Seoul threads have now been moved onto the market board, which raises a new question: should closing costs have their own optional field?

At present, useful figures are buried in valuations and market reports, and the items included can vary by region. A structured entry might improve comparison, provided posters can leave it blank and briefly describe what the amount covers. Would that work better than tags, and how should migrated threads with no matching information be handled without slowing down mobile posting?
 
I’d use an optional field that feeds a search filter. A tag is quick, but members will phrase it differently or forget it, so searches become unreliable. Making the field required would add friction even when the poster does not know the costs. Leave it blank by default and place it in an expandable “additional details” section.
 
What would the field actually accept: a total amount, a percentage, or free text? Two Seoul threads could both contain figures but include different items, which would make the comparison misleading. At minimum, posters need a short way to say whether the number is an estimate and what it covers.
 
That is why I’m not convinced a single closing-cost field is useful. Regional practices differ, and even within one market the relevant costs can depend on the transaction. A neat number may look more comparable than it really is. I would prefer an optional section with amount or percentage plus a brief basis, with “not stated” shown clearly rather than treated as zero.
 
Fair caveat. Elena’s expandable section and seoul_daan’s basis note could be combined without turning the posting form into a questionnaire: one optional value, a choice of amount or percentage, and one short description box. Search could filter for threads where closing-cost information is present, while readers still inspect the description before comparing figures.
 
Please don’t make moderators retrofit old threads. That would be a lot of effort and could introduce guesses into posts whose authors are no longer active. Apply the field to new threads and show it when an older thread is edited. Existing closing-cost tags could remain searchable, but I wouldn’t try to convert them automatically into structured values.
 
A limited trial on the Seoul board sounds sensible before changing every market board. Keep it optional, collapsed on mobile, and limited to value, amount/percentage, and a short explanation. Then the forum can see whether members complete it consistently and whether people actually use the resulting filter. If not, the form has not been burdened much and the feature can be simplified or dropped.
