I would like to publish a useful Cairo update for April 2025, but the three headline inputs may not belong to one consistent sample. They are 96 days on market, a 5.1% rise in asking prices and apparent financing sensitivity near EGP 52,080,000.

The first check is how detached homes were selected and whether each measure covers the same dates. Next, the 5.1% needs to be split between changes to existing listings and changes in the mix of homes advertised. The 96-day figure should distinguish completed, withdrawn and still-active stock, with neighbourhood splits where possible. The financing observation also needs a stated measure rather than a price point alone.

Please include links and the date each source was last revised. Local observations are useful too, provided they are identified as such. The resulting summary will remain provisional rather than being presented as an official index.
 
The +5.1% figure needs a tighter definition before it is useful. Is it a change in asking prices for the same listings, a comparison of median asking prices between periods, or simply the current listing mix? A shift toward more expensive homes could produce that movement without individual sellers raising prices.
 
I have the same concern about EGP 52,080,000. What does “financing sensitivity” mean here: fewer financed enquiries, longer marketing time, or asking-price reductions around that band? Without the underlying observation and date, the number looks more precise than the conclusion supporting it.
 
I wouldn’t discard the snapshot entirely. It can still work as a directional discussion point if every number is marked provisional. However, Cairo-wide detached-home figures could conceal large neighbourhood and price-band differences. The 96-day measure also needs rules for relisted properties, withdrawn listings and homes still on the market at month-end.
 
A simple submission format might solve most of this: neighbourhood, detached-home subtype, price band, first-listing date, latest revision date, asking or completed-sale price, and whether the information comes from a link or an on-the-ground observation. Keep completed sales separate from asking data rather than blending them into one percentage.
 
One caveat to that format: contributors may know a completed price but not have a public link. Those reports can still add context, but they should sit in a clearly labelled anecdotal section and not be used to calculate the headline. Inventory should also be shown as counts by period, otherwise “up” or “down” cannot be checked later.
 
For the next version, I’d publish three separate tables: active asking inventory, listing revisions and completed-sale evidence. Split each by neighbourhood, price band and detached-home type where the sample permits. Keep 96 days, +5.1% and EGP 52,080,000 in a provisional box until their sample definitions, observation periods and revision dates are supplied.
