The property is a São Paulo warehouse at about R$6,356,000. I have allowed for transfer tax, registration, notary work and legal fees, but I am less confident about recurring property charges and costs connected with holding it through an individual or an entity. Residency, future capital-gains treatment and succession planning may all affect that choice.

What should be separated into acquisition, annual ownership and eventual exit budgets? I would also appreciate a list of facts to give local legal and tax advisers so they can itemise each payment, its calculation basis, when it falls due and whether it repeats.
 
Ask for two separate budgets: one covering acquisition and another covering annual ownership. That makes it harder for property charges and entity-related costs to disappear inside a broad estimate. Also clarify what value will be used to calculate each transaction charge, rather than assuming every item is based on the R$6,356,000 price. Will the buyer be an individual or an entity? That could change several of the questions you need answered.
 
I’d go further and avoid choosing the ownership structure merely because its closing estimate looks cheaper. The later consequences—sale, distributions, residency changes and inheritance—may matter more than a modest difference at purchase. Give the local advisers the intended use of the warehouse, buyer residency, expected holding period and likely exit. Then request an itemised schedule showing who receives each payment, when it is due, whether it recurs, and which figures remain estimates.
