Our adviser says the purchase is complicated rather than necessarily unworkable, but I am hesitant to proceed without seeing the full cost structure. The property is a detached Buenos Aires home priced at approximately ARS 1,117,000,000.

So far I have identified transfer tax, professional fees and registration costs. I am less certain about annual property charges, the effect of residency and ownership structure, tax on a future sale, and succession planning. What calculation basis and payment date should a local licensed adviser provide for each item? I would also like the estimate to flag liabilities attached to the property and costs that arise after completion, since those seem easier to overlook than the headline closing expenses.
 
Ask for three separate schedules: acquisition costs, annual ownership costs and costs or taxes that could arise on a later sale. For each line, request the calculation basis, who normally pays it and when it becomes due. I would also ask the notary to confirm whether the property has unpaid charges that could affect completion, rather than relying on a generic percentage estimate.
 
The missing fact is how you intend to own and use it. Will the buyer be an individual or another ownership vehicle, and will residency status potentially change? Those answers may affect which questions matter.

I would not treat inheritance planning as a minor closing-cost item. It may justify comparing ownership options before signing anything, with advice that covers both Argentina and any other relevant jurisdiction.
 
One caveat to the three-schedule approach: a neat total can still conceal assumptions. Have the professional run the estimate specifically at ARS 1,117,000,000 and identify anything based on a separate official or assessed value rather than the agreed price. Also request written confirmation of registration charges, annual property-related charges, future capital-gains treatment and any ownership restrictions applicable to this buyer and this detached home.
