Buenos Aires serviced apartments: October 2024 snapshot needs better splits

I’m assembling an October 2024 community snapshot for serviced apartments in Buenos Aires. The current indicative figures are 92 days on market, asking-price movement of -6.2%, and visible financing sensitivity around ARS 710,500,000. This is not an official index.

The decision is whether these numbers are useful enough to retain without clearer sample details. Please add completed-sale evidence, inventory changes, neighbourhood splits, revision dates or source links. Clearly labelled on-the-ground observations are also welcome.
 
I would keep them provisionally, but not as a citywide signal. A serviced-apartment sample can be distorted by a few expensive listings, especially if the price-band mix changed during the month. The -6.2% figure also needs a definition: reductions on the same listings, or a change in the average asking price of the whole sample?
 
The 92 days may be more informative than the price movement, provided withdrawn and relisted properties are handled consistently. Do you know whether the sample includes only furnished units actively offered as serviced apartments, or ordinary apartments that could potentially be operated that way? Mixing those property types would make neighbourhood comparisons difficult.
 
I’m less convinced that any of the three figures should headline the snapshot yet. ARS 710,500,000 is a very specific level, but “financing sensitivity” is hard to interpret without knowing the price band and how it was observed. I’d publish a small table instead: neighbourhood, property type, asking-price band, inventory count, median time listed, and number of completed sales where evidence exists. Add the date each input was last revised, and leave cells blank rather than implying unavailable evidence.
