Brussels 3-bed mixed-use listings: is the apparent 7.1% fall meaningful?

My saved Brussels listings are moving in very different directions. I sampled 3-bed mixed-use properties marketed from €599,800 to €899,800; the snapshot shows a 7.1% price movement and median marketing time of roughly 41 days, although differences in condition make the average noisy.

Before drawing conclusions, I’m trying to understand transaction fees. Are buyers negotiating those in this part of Belgium, or accounting for them in the offer price and moving on when the total cost is too high? Recent completed sales would also be more useful than asking-price cuts if anyone knows what to compare.
 
It depends what you mean by transaction fees. If you mean buyer purchase costs rather than a charge controlled by the seller, negotiating the property price may be the practical route; the exact position should be confirmed for the transaction.

I’d also be cautious with the 7.1%. Forty-one days of marketing does not show whether a property sold, was withdrawn or was relisted. Separate those outcomes, then compare completed sales within tight neighbourhood boundaries and similar condition. Do your saved listings record the first asking price and the date of each reduction?
