Brisbane transactions: what tends to catch buyers and sellers out?

I work around the Brisbane property market and am opening a practical Q&A about transaction details people often misunderstand: pricing evidence, negotiation limits, vacancy, financing timelines, who controls which documents, coordination between professionals and disclosure of possible conflicts.

Brisbane apartment question: when an asking price seems out of step with comparable properties, what pricing evidence can an agent actually discuss, and where does negotiation stop being useful? I’d also like to know when a buyer should raise financing timing and ask about conflicts—before making an offer, or only once documents start moving between the professionals involved?
