Berlin three-bed listings: does 75 days signal negotiating room?

I’d shortlist three: one fresh listing, one around the sample’s typical age and one that has already been reduced. Ask identical questions and compare the quality of the responses. That keeps the exercise manageable while exposing differences in seller flexibility.
 
Don’t overlook the buyer side when comparing quick and slow sales. A well-presented property may attract several finance-ready buyers immediately, while another receives plenty of viewings but no workable offer. Viewings alone would not confirm that service charges are the cause.
 
The emerging answer seems to be that 75 days is a prompt to investigate, not an automatic discount signal. I’d first establish continuous listing history, then narrow by street, size, condition and building use. After that, compare charges, price-cut timing, financing issues and seller motivation. If one shortlisted flat is weaker on several of those points, there is a defensible basis for negotiating.
