I’m deciding where to focus my reading first, and the choice is between gaining local depth quickly and building a wider basis for comparison. I’m based in Berlin, work in construction and am mainly interested in duplexes, transaction costs, investment modelling and the difference between listing data and actual sale evidence.

The German discussions are the obvious starting point, but I do not want to treat one market’s assumptions as universal. Would you begin with older local threads and their legal checklists, or first learn how the main market datasets define property type, area and transaction status?
