July 2025 community snapshot: indicative time on market is 37 days, asking-price movement is +3.0%, and financing sensitivity appears around €1,316,000. These are discussion inputs, not an official index. One issue before interpreting them: the sample is labelled “coastal homes,” which seems inconsistent with a Berlin property snapshot. Is that a tagging error or a particular sample definition? Please add completed-sale evidence, inventory changes, neighbourhood and property-type splits, source links, and revision dates where available.
 
I would not read much into the +3.0% until the sample definition is clarified. A shift toward more expensive property types or neighbourhoods could move the asking-price figure without comparable homes actually rising by that amount. The same applies to 37 days if listings around €1,316,000 dominate the sample. Could you also show price bands and whether the movement compares July with June or July 2025 with July 2024?
