Berlin duplex listings in April 2025: noise or a shift?

The active listings make this Berlin duplex segment look firm, but I hesitate to call it a market change. My April 2025 sample is deliberately narrow: advertised prices range from €886,900 to €1,330,000, with properties currently taking about 109 days to market.

Purchase fees also make the total cost look rather different from the headline monthly calculation. To judge whether this is more than variation between properties, I think the sample needs tightly consistent neighbourhood boundaries, new-listing volume and any withdrawals or relistings. Price reductions and signs of seller urgency may be more revealing than the current asking range. What evidence would persuade you that this was a genuine shift rather than a few mismatched duplexes?
 
My first reading is property-level variation, not yet a wider shift. That price range can hide major differences in neighbourhood, condition and layout, while 109 days tells us little if withdrawn homes are missing. Recent completed sales would be more persuasive than active asking prices. I’d also compare when reductions happened, because a long listing that was repriced last week is different from one sitting unchanged.
 
One detail: is 109 days the average or median, and does it cover only listings still active? New-listing volume and withdrawn stock could change the interpretation substantially. I’d separate the homes by tightly drawn neighbourhood boundaries and renovation needs before looking for a market direction.
 
I wouldn’t dismiss it entirely as noise. If buyers are focusing more on total upfront cost, financing constraints may be affecting this bracket before they show clearly in broad monthly figures. But seller motivation matters: repeated price cuts and completed sales below initial asks would support that view; stubborn asking prices and quiet withdrawals would not. Track those outcomes for the same duplex group over the next few months rather than expanding the sample citywide.
