The 68-day figure changed how I viewed these listings. I began by comparing Bengaluru villas priced from ₹15,700,000 to ₹23,550,000, but time visible may say more about relisting, financing and the exact neighbourhood than demand alone.

Builder-held inventory could still be widening the divide between quick deals and older stock. Before settling on that explanation, I need to separate new units from individual resales and tighten the location boundaries. Are completed prices, withdrawals and reductions available at that level, and do condition or buyer-financing issues explain which villas remain advertised?
 
Sixty-eight days of visibility is not necessarily 68 days on the market. Withdrawn and relisted homes can look newer than they are, while completed deals may remain advertised. I’d first separate builder-held villas from individual resales, then compare asking-price changes within each group. Otherwise the reserve-stock theory may be absorbing several different effects.
 
How tightly have you drawn the location? A Bengaluru label can cover very different micro-markets, and even the boundary used by one listing site may differ from another. Villa size, completion status and condition also matter. A ready, well-kept resale and an unfinished or remotely located unit should not share one typical marketing period just because their asking prices overlap.
 
That is the missing piece for me too. If the sample crosses broad neighbourhood boundaries, 68 days says little about any particular street. Rosa, can you split it into smaller areas and mark each property as builder stock, occupied resale, vacant resale or under construction? Even a modest table may show whether one category creates most of the ageing.
 
I’m not convinced builder reserves are the main explanation. In this price bracket, buyer financing and the seller’s willingness to wait can be just as important. Two similar villas may behave differently if one seller needs a timely sale and the other is testing a high price. The timing and size of the first price reduction would be more revealing than listing age alone.
 
Recent completed sales are the useful comparison, but be careful not to treat the last advertised price as the transaction price. If verified completion figures are unavailable, track outcomes conservatively: sold, withdrawn, still active or apparently relisted. Also record new-listing volume each week. Stale stock looks more serious when fresh supply keeps arriving than when few new villas enter the market.
 
One practical improvement: take a dated snapshot now and revisit the same listings after two and four weeks. Note price changes, description changes and disappearances. A disappearance is not automatically a sale, so keep it as “inactive” until there is stronger evidence. That will stop withdrawn stock from being counted as quick demand.
 
Condition deserves its own field rather than a comment. Buyers can compare the headline price, but visible repair work or uncertain completion creates another negotiation. If the older listings cluster among properties needing work, the 68-day figure may describe condition sensitivity rather than Bengaluru villa demand generally.
 
I would also compare the first price cut with listing age. A cut after a short test suggests active price discovery; no cut after 68 days may indicate a patient seller rather than a failed listing. Repeated small cuts can mean something else again. That sequence gives more context than the current asking price by itself.
 
The cleanest next step is to divide the sample twice: first by a narrow location boundary, then by seller/property category. Within each group, show active days, first price-cut timing, condition, financing relevance and outcome. Keep withdrawn listings separate from confirmed completions. If builder-held stock still accounts for most long-running listings after that, the reserve explanation becomes much stronger; if not, seller motivation or property condition is probably doing more of the work.
