Bengaluru inventory shifted in July 2026 — what are you seeing around ₹25,470,000?

The citywide average feels useless for the two Bengaluru neighbourhoods we like. In July 2026, well-presented mixed-use buildings appear to be moving in roughly 62 days, while properties needing work remain available longer. Around ₹25,470,000, I’m seeing a gap of about 11.0% between asking prices and completed deals.

Does this point to buyers becoming more selective, or could it just be seasonal noise? Local completed transactions would be especially useful.
 
The 11.0% gap alone cannot distinguish a market shift from optimistic asking prices. How many completed deals produced that figure, and are they genuinely comparable in location, condition and property mix? Transaction volume matters too: a handful of sales can move the apparent discount sharply. I’d also check whether asking prices were captured when first listed or after revisions.
 
I’d be cautious about the 62-day figure as well. Faster sales of renovated properties could reflect correct pricing rather than a broad change in buyer behaviour. The two neighbourhoods need to be named before local observations can be compared meaningfully; Bengaluru-wide conclusions may hide very different micro-markets. A useful next step would be to separate mixed-use buildings from homes, then list original ask, final ask, sold price and dates for each transaction.
