Before the next Miami board update: searchable sold prices without slower posting

Posting from a phone still needs to be quick, so I would not want extra boxes to become a barrier. On the Miami board, though, it is difficult to find valuation and market threads that contain an actual sold price and sale date.

Could those details be optional structured fields that feed a filter when completed? That seems more consistent than member-created tags. The next questions would be whether multi-sale reports qualify and how older threads should be migrated without relabelling them inaccurately.
 
I would use optional structured fields rather than a free-form tag. If a member enters a sold price and sale date, those fields could become searchable; otherwise the thread posts normally. Making them compulsory would add friction to questions where no completed sale is involved.
 
Optional fields sound like the better balance. My hesitation with tags is consistency: people will shorten them, use different wording, or forget them. Should the filter cover only threads with an actual sold price, or also broader market reports that discuss several sales?
 
That distinction needs deciding first. I would limit the filter to entries with at least a price and date, then leave market reports searchable through their existing text. Otherwise “sold history” could return anything from one comparable property to a general Miami discussion, which would not solve the original problem.
 
I’m not convinced optional entry is enough. Valuation threads are exactly where missing sale details cause repeated follow-up questions. Perhaps the fields should be required only when the poster selects a valuation or sold-comparable thread type, while staying hidden for ordinary discussions.
 
One mobile concern with my own suggestion: conditional fields must not turn the posting screen into a long form. A compact choice such as “includes completed sale data” could reveal price and date only when selected. The final field names would also need to be clear about sold price versus asking price.
 
A single format may become awkward across regional boards. Currency, date presentation and even the level of sale information members can provide will vary. The underlying fields can still be consistent, but the display and filter should respect the board’s location rather than assuming every market works like Miami.
 
I’d pilot it on the Miami board before changing every market board. Test optional price and date fields, a mobile-friendly reveal, and one search filter. For old threads, don’t attempt a full migration; let moderators or authors add the fields only to useful older discussions as they encounter them.
 
Selective migration is sensible, but moderators should not become responsible for reconstructing missing sale data from old posts. That creates too much effort and invites interpretation errors. Start with new threads, allow voluntary updates to older ones, and publish a short naming convention so tags—if retained at all—do not compete with the structured filter.
