A simple worksheet would do: neighbourhood, asking history, total advertised days, current/withdrawn status, confirmed occupancy if known, condition, and closest completed comparable. Leave unknown cells blank rather than inferring them. That should make the weak parts of the sample obvious.
 
One caveat on completed comparables: recency and physical similarity can pull in opposite directions. A very recent but substantially renovated home may be less useful than a slightly older close match. Don’t let “recent” become the only selection rule.
 
So the practical answer seems to be that vacancy may create leverage, but it is not a dependable standalone signal. I’d narrow the neighbourhoods, separate fresh listings from older and withdrawn stock, and then test the -4.8% against a few closely matched completions. If the result survives that, it becomes much more persuasive.
