The problem is that these figures are hard to interpret without the sample definition. Are they based on current listings, removed listings, or completed sales, and which neighbourhoods and price bands dominate? These are discussion inputs rather than an official index. Please add completed-sale evidence, inventory changes, revision dates, source links, or clearly labelled on-the-ground observations.
 
The -6.2% figure needs clarification first. Is it the change in asking prices over the month, reductions made during individual listings, or a comparison with July last year? Those tell very different stories. I would also separate new-build and resale townhouses before drawing conclusions from the 81-day figure.
 
The THB 38,160,000 threshold is tempting to read as evidence of financing pressure, especially with the reported 6.2% movement. I do not think the current sample can support that conclusion yet.

That price level may contain more large properties or listings from expensive Bangkok neighbourhoods. Before linking it to borrowing conditions, I would split the July 2026 data by neighbourhood, price band and property size, with counts and source links for each group. It also matters whether the records are active, removed or completed.

The 81-day figure needs the same treatment. If the apparent pattern remains within comparable groups and is visible in recent completed prices, the financing explanation becomes more convincing. If it disappears after those splits, sample composition is the likelier cause.
 
Agreed on separating composition from movement. A useful next update would show sample size, listing status, new-build versus resale, neighbourhood, price band, and the date each figure was revised. Keep asking and completed-sale evidence in separate columns; otherwise the -6.2% risks being read as a fall in achieved values. Even basic inventory direction by neighbourhood would make the 81 days more meaningful.
