I’m assembling a September 2025 Auckland snapshot focused on duplexes. The current discussion figures are NZ$1,089,000, 43 days on market and asking-price movement of -6.9%, with financing sensitivity still apparent around that price level. These are indicative inputs, not an official index.

Before updating the summary, I need to know how the sample defines “duplex”: whole two-dwelling properties, individual units, or both. Please add completed-sale evidence, inventory changes or neighbourhood observations, clearly labelled and preferably with a source and revision date.
 
The definition needs settling before interpreting any of those numbers. A whole duplex and one side sold separately sit in different price bands, so mixing them could distort both NZ$1,089,000 and the 43-day figure. Also, does -6.9% mean changes to advertised asking prices during campaigns, or a comparison between asking and completed-sale prices?
 
I’d go further and avoid an Auckland-wide conclusion for now. Neighbourhood mix could move the snapshot even if conditions within each area were unchanged. A useful table would split location, whole property versus individual unit, price band, listing date, sale date and completed price. Unsold listings should remain separate rather than being treated as sale evidence.
 
Separate tables make sense, but I wouldn’t discard the broad figure entirely. It can still describe the observed sample if the sample size, collection period and inclusions are shown prominently. The bigger problem is calling -6.9% “asking-price movement” without a starting point. It could describe reductions, month-to-month composition, or something else.
 
Inventory would help explain the 43 days too. Please record new listings, withdrawals and properties still available at month-end, not only completions. Otherwise a slow listing that remains unsold can disappear from the headline. I’d also preserve the date each figure was captured, because late-reported September sales could change a later version.
 
Practical next step: publish this as version one with the three figures labelled provisional, then add a short methodology box. It should state the duplex definition, whether NZ$1,089,000 is an asking or sale measure, what -6.9% compares, how days on market is calculated, and the revision date. Neighbourhood and price-band splits can follow once there is enough completed-sale evidence to avoid misleading comparisons.
