Auckland inventory shifted in September 2024 — what are you seeing?

In September 2024, the Auckland mix appeared to shift: well-presented serviced apartments were moving in roughly 99 days, while properties needing work sat longer. I’m also seeing a gap close to 2.4% between asking prices and completed deals, though the datasets may not be directly comparable.

Is this seasonal noise or evidence that buyers are becoming more selective? Please distinguish completed sales from asking-price changes and say which Auckland neighbourhood you’re following rather than relying on citywide headlines.
 
Selectivity is plausible, but the sample size and transaction volume matter more than the 99-day figure alone. How many serviced apartments does that cover, and is “asking price” the original listing price or the final advertised price after reductions? A 2.4% gap means something quite different in each case. September also needs comparison with nearby months before calling it a trend.
 
One more wrinkle is that later revisions to the September 2024 data could change the apparent 2.4% gap. How large is the serviced-apartment sample, and are the 99 days measured consistently across all records?

I would keep that segment separate from renovation properties rather than use it as a proxy for Auckland as a whole. A workable check would follow the same few neighbourhoods and property types, noting the original price, every reduction, completed price, listing period and monthly transaction count. Those entries can then be revisited as sales are added or corrected, with any relevant policy timing recorded alongside them.
