Atlanta inventory shifted in November 2024 — what are you seeing at $1,320,000?

I’m tracking Atlanta property around the $1,320,000 asking-price level and trying to decide whether November 2024 marked a real shift or just seasonal noise. My impression is that renovated, well-presented villas are moving in roughly 101 days, while homes needing work sit longer and take price cuts. The visible gap between asking prices and completed deals appears close to 6.1%, but listing data alone may be misleading.

Is anyone seeing the same pattern in specific Atlanta neighbourhoods? Completed transaction examples would be especially useful, along with the original asking price, final sold price, time on market and whether the home was renovated. Please also mention the sample size and whether the figures were later revised. I’m less interested in citywide headlines than in whether transaction volume and buyer selectivity have genuinely changed at this price point.
