Properties with little competing local supply seem to move differently. Citywide averages aren’t helping, so I’d value recent completed examples—particularly sales where the final price differed from the visible asking-price history. I’m also trying to separate genuine slow stock from listings that were withdrawn, relisted or reduced late.
