Are buyers negotiating more in Singapore after 75 days?

The Singapore market feels split rather than uniformly fast or slow. We’re looking at serviced apartments in two neighbourhoods, mostly between S$444,900 and S$667,300, and many seem to reach roughly 75 days on market. Listings with clear transaction-fee information appear to move differently, but citywide averages are too broad to help us judge negotiating room.

Has anyone tracked recent completed sales against the original and most recent public asking prices? I’m particularly interested in whether reductions tend to happen before or after the 75-day point, and whether apparent bargains are genuine sales rather than withdrawn stock. It would also help to know the neighbourhood boundaries, property condition, financing position and any visible seller motivation. I’m trying to separate slow listings with real flexibility from homes that are simply waiting for their price.
