The space behind chairs and in front of cupboards. A table fitting inside a rectangle doesn't mean you can use the room comfortably.

Radiators, window openings and the actual usable wall lengths. Floor plans sometimes make a continuous wall look more useful than it is.

I'd still avoid choosing the whole house around one sofa. Some furniture is cheaper to replace than the compromise you'd make to keep it.
