I’m deciding whether this December 2025 Amsterdam condo snapshot is ready for comparison with later months or should remain provisional. Current indications are 101 days on market, asking-price movement of +9.2%, and visible financing sensitivity around €883,200. These are discussion inputs, not an official index. Please add completed-sale evidence, inventory changes, neighbourhood detail, or source links—and label on-the-ground observations clearly.
 
I would keep it provisional. The +9.2% figure is difficult to interpret without the comparison period and sample definition. Is it movement in initial asking prices, later price revisions, or a change in the mix of listings? The 101 days also needs a clear start and end point before members compare it with another month.
 
Completed sales would help, but they should not be blended directly with December listings. A sale completed in December may reflect negotiations from much earlier, while 101 days appears to describe the listing side. I’d show completed-sale evidence as a separate, dated cohort so the timing difference remains visible.
 
I’m not convinced neighbourhood splits should come first. If the sample is limited, dividing it geographically could make the results less useful. Start by separating price bands and confirming the property-type mix. The €883,200 area may carry enough weight to distort the citywide picture if many observations cluster around it.
 
What does “financing sensitivity” mean here? Is €883,200 a typical asking level, a point where activity changes, or simply a concentration in the sample? Without that definition it risks sounding like a lending threshold. I’d also add the publication date and any later revision dates beside each figure, rather than silently replacing them.
 
A compact monthly table could resolve most of these concerns: metric, sample definition, observation period, property and price-band mix, source link, and revision date. Then add separate rows for completed sales and inventory changes. Neighbourhood figures can follow only where the underlying count is adequate; otherwise label them as observations rather than Amsterdam-wide evidence.
