After the inspection: one clear request or a list of every imperfection?

An inspection report can turn a happy viewing into a very long to-do list. How would you decide which findings deserve a follow-up request before proceeding?

I'm interested in how to organise the conversation: matters needing specialist assessment, issues affecting the proposed deal and ordinary upkeep you expected to take on.

Don't decide the seriousness from the number of pages. One unresolved issue can matter much more than a dozen small maintenance notes.

A seller also needs to understand exactly what is being requested. 'Please deal with the report' is too vague to price or respond to.
