We need to appoint an acquisition analyst for a Manila property team, but we are not treating years of experience as the only deciding factor. The role involves researching the local market, following up with several parties and keeping transaction records organised and understandable.

Applicants should be comfortable explaining how they reached a property assumption rather than simply presenting a figure. Please send your location, availability and the types of property transactions you know best. A brief, non-confidential example of analysis or deal coordination would also be useful.
 
Could you add the salary range, reporting line and expected work arrangement? “In Manila” could mean office-based, hybrid or simply covering the local market. Those details will affect who can realistically put themselves forward.
 
It would also help to describe the transaction volume and software stack. For applications, a short example of how someone evaluated a property assumption or kept a deal process organised may reveal more than a list of employers. Candidates should avoid sharing confidential transaction documents, of course.
 
I agree on the example, but compensation and location expectations should come first. Otherwise applicants may spend time preparing material for a role that is not workable for them. A hypothetical explanation is also safer than asking anyone to reproduce previous deal files.

I’ll make sure those questions are addressed rather than asking people to prepare extensive material without that context. For now, the requested introduction can stay brief: location, availability and strongest area of property work.
 
What would success look like in the first quarter? There is a meaningful difference between building market coverage from scratch, improving follow-up on existing opportunities and documenting transactions already in progress. Team size would help too, especially if “keeping several parties aligned” is a major part of the job.
 
The travel expectation needs spelling out as well. Local market research might be primarily desk-based, or it might involve frequent property visits around Manila. Neither is inherently better, but availability means something different if travel and site work are regular requirements.
 
A revised post could separate essentials from details still being confirmed. Essentials: Manila coverage, research, follow-up, documentation and the three requested applicant details. Then add salary, reporting line, team size, first-quarter priorities, transaction volume, software, workplace arrangement and travel expectations when available.
