140 m² duplex or similarly priced Madrid warehouse?

I’m 114 days into comparing a 140 m² duplex with a similarly priced warehouse in Madrid. The duplex appears easier to maintain, while the warehouse offers more control but potentially larger irregular bills.

My model includes lease length, insurance, energy use, vacancy and resale liquidity. I’m less certain about management workload and shared-building reserves. What should be on a practical pre-purchase checklist, and how might the way the property is held change the comparison?
 
Don’t assume the duplex is automatically simpler. You may avoid sole responsibility for major building work, but shared decisions and reserve contributions reduce your control. For each property, list who pays for every external surface, shared system and common area, then obtain actual insurance terms and energy records. I’d also model one long vacancy and one major unplanned bill rather than relying only on average annual maintenance.
 
What tenant and use are you targeting for the warehouse? That missing detail could outweigh the property-type comparison. Demand, energy needs, insurance exposure and resale liquidity can look very different depending on the intended occupation and exact part of Madrid.

Also, when you say the answer changes with how it is held, do you mean personal versus company ownership, or single versus shared ownership? Those are separate questions and should be compared with Spain-specific tax and legal input.
 
I partly disagree that the warehouse necessarily brings more control: access, shared yards or building-wide arrangements may still constrain it. Before choosing, request the last few years of costs for both, details of any planned shared works, maintenance responsibilities, current occupancy terms and indicative insurance quotes. Then compare cash flow under the same vacancy period and exit timeline. If either seller cannot document recurring and upcoming costs, price that uncertainty into the decision rather than treating it as zero.
